JAMAICAN REAL ESTATE ADVICE: 5 Things You Should Fix Before Listing Your House For Sale in Jamaica 1. Fix any foundation issues your house may have developed over the years.
Please contact a Structural Engineer and have your foundation inspected and any issues which are found should be corrected before you place your house on the market for sale.
2. Does your house need Roof Repairs? If so, I would strongly recommend that, you correct these issues before you place your house on the open market for sale. Fixing all the water damage your house may have sustained over the years is the best bet. Because, prospective home buyers will be looking for any signs of disrepair to try to negotiate your asking price down or use this as a reason to give you a “Low Ball” Offer to Purchase.

I would strongly suggest having all these issues corrected, to ensure that, you will sell your house in the shortest possible time, for the most amount of money possible.
3. Do you have electrical repairs that need to be taken care of?
I strongly suggest that during this time, you should be making sure that, all your electrical wiring is safe and secure. If there are any pre-existing issues that you need to take care of, now would be the time in which to have those dealt with. If you are unsure, I would strongly suggest, contacting a Certified Electrician and having them come to your house and giving it an inspection.
4. Do you have any plumbing repairs that need to be taken care of?
Now is the time to get all your plumbing problems in your house addressed, corrected, dealt with or solved!
5. Does your Air Conditioning Unit need repairs?
If you have an Air Conditioning Unit in your house, this would be a great time to have it serviced or repaired if broken to make sure it is working properly, replaced if no longer good or consider removing all together if your budget does not support either of the above.

If you know, you have a very hot/humid house and simply opening the windows or running the fans will not keep persons cool while touring your house. If you have an A/C Unit, when persons schedule viewings of your house; turn on your A/C unit and cool down your house! This will ensure that, your prospective purchasers will feel cool and comfortable while touring your house and will be more likely to stay longer and henceforth get more comfortable in your house; increasing the likelihood of them wanting to purchase your house and making it their “Forever Home!”
