As real estate investors know, often, units require updating to keep tenants proud and happy of their home. I truly believe when you keep your tenants happy and they are proud of their home, they do a better job taking care of your property. I also find that happy tenants pay their rent on-time at a higher rate as well.
However, when running any business, costs are always a consideration.
Two units of the apartment complex I own, had those awful circa 1980's honey brown kitchen cabinetry. The boxes were in great shape, but the look needed to be updated.
The Cost Breakdown:
- $15 Minwax Coffee Gel Stain - Make sure to use Gel Stain and not regular stain. Gel stain is much thicker and has a hair gel consistency.
- $10 Minwax Poly Acrylic
- $10 Misc Paint Brushes
- $5 Blue Painters Tape
I won't go into detail regarding application, as there are a number of videos online that show different techniques.
The cabinets were not sanded prior to gel staining as others have done. Yet, the cabinets still came out fantastic!
My tenants are extremely happy about the updated modern look of their kitchens!
Optional:
- For $20-30, add new hardware pulls to complete the modern look
